The reason Polanski's place was chosen for the hit was he was known 'on the scene' to pick up runaways in LA and bring them up to the mansion and film them, and some may not have left - the State Police took all those films - and Sebring was some kind of ecstasy dealer - I've always wondered about Polanski's proclivity to drugging and raping children and his part in the Manson murders - he was out of town! Had he assaulted someone elses child and manson was hired to hit Tate as payback? The Labiancas played a part in a larger non-tax filing organization, so to speak, and weren't paying up correctly and were also moving some kind of product to make money so they were put on Manson's radar.
